1. Location

Location is the #1 priority for most tenants. It’s all about lifestyle quality! Great tenants are often willing to pay more or overlook less desirable aspects of the rental unit if the property is in a great neighborhood.

Keep location in mind when you are:

2. Safety and security

Safety and a great location go hand-in-hand; they compliment each other. It goes without saying that a safe environment is a powerful motivator for great tenants. Exercise due diligence and research crime statistics when considering purchasing a new property. For your existing rental properties, adding an alarm system or another security feature is a cost-effective way to make tenants feel safe and secure in any neighbourhood.

4. Transport

7. Clean and clear feel

This one is usually a more sentient decision by tenants. If a rental is clean on the surface, chances are it has been properly preserved and maintained beneath. Tenants often use the neatness of a rental property to gauge its maintenance level. A grimy property doesn’t appeal to anyone, so keeping yours clean and clutter-free is important when you’re looking to rent it out.

Moving into a rental property is a fresh start for a tenant. Make the property as fresh as they feel! On average tenants don’t want their new home to look and feel like it has been lived in before. Strategic upgrades like stainless steel appliances and hardwood flooring can help attract a higher quality of tenant.

An open floor plan can help a small  space appear larger than it actually is. Open floor plans and adequate storage space have a way of making square footage seem a lot larger. Generally speaking, the more space you have in your property, the more favourably tenants will look at it.

10. Move-in ready

Your rental should not require any repair, painting, carpeting, or cleaning on day one if you want to attract tenants. They are ready to move-in, so make it move-in ready!
